EW01 PROPERTY DESCRIPTIONS
1. Real Estate and Infrastructure Description The
Real Estate is located direct at the south coast of Panglao Island, Province of
Bohol, Philippines. It belongs to the Municipality of Dauis, Barangay Catarman.
The total Area contains 6,283 m² (six thousand and two hundred eigthy
three square meters) with a sea shore side of approx. 105 meters. It includes
a 4 meter wide and approx. 180 meter long private road up to the next public road. The
infrastructure is complete developped for Water and electrical Power. The Power
connection is on middle voltage level (ca. 9,000 volts) with own step down Transformer
25 KVA. All power supply lines inside the land are underground with german brand
cables, i.e. no overhead power line is inside the real estate. There is also a
stand by diesel generator, Atlas Copco brand, for 230 V, 19,5 KVA installed. For
water there are two underground tanks with a volume each of approx. 65 m³,
(i.e. approx. 17,170 US gallons) installed. One is used for drinking water, connected
to the municipality water net, the other one is for collecting of rain water and
used for irrigation purposes. For emergency reasons there is a bypass between
the two tanks. There is also a 3 chamber septic tank (approx. 12 m³)
for the waste water underground installed. 2. Main Building,
Residential House, Description The house is a angle type bungalow
with one floor only. It is constructed in a steel concrete frame work due to german
standard which means all loaded structures are from solid steel concrete grounded
on rocks. The walls are from hollow block, filled up by concrete and cement plastering.
The outside walls are finished with natural stones (so called Mactan Stones").
The roof construction is computed and constructed for a wind load of 200
km/h wind speed (Typhoon safe). The main structure is steel concrete, the suporting
structure is from tropical hard wood. The roof is covered by concrete roof tiles,
each one bolted to the structure. All windows and glass doors to the terrace
side are imported from germany. They are german standard for heat and noise protection.
The water installation in the main building is german standard and imported. There
is warm water available generated by solar heater from germany. All electrical
distribution boards and breakers are german standard. There is a special grounding
system installed with special failure current switches", which garanties
the highest possible protection against electrical accident. The rooms are
approx. 3 meters high, exept the living room which is open up to the roof construction
(in the center up to 7 meters high). The flooring in the entrance and livingroom
is from marble. All other rooms are equiped with imported floor tiles. All bedrooms
are equiped with split type air condition. The total area of the main building
is 268,7 m² (net living area without walls). In front of the living room
is a terrace to the sea side with an area of 186,5 m². This includes an area
of 66 m², which is covered by the roof. The front of the terrace is on top
of the clip approx. 20 meters above the sea level and more or less 10 meters back
from the sea shore. The room partition is as follows: one entrance hall
19.2 m² one guest lavatory 3.1 m² one office 12.5 m²
one combined living and dining room 108.0m² one kitchen with separate
store room 39.7 m² one master bed room with bath room and store room
33.5 m² two guest bed roms each with bath room 38.5 m² one corridor
and store room 14.2 m² 3. Swimming Pool and SPA Description Integrated
in the corner of the angel of the Bungalow and the terrace the swimming pool is
located with a level difference of 1.5 meter below the terrace and house floor
level. The pool deck can be reached from the terrace by a 3 meter wide staircase. The
pool dimensions are approx. 6 X 15 meters with a deeps of 0.9 meters on one side
and 1.7 meters on the other side. Integrated at the flat side is a round jaccuzi
with a diameter of 2 meters. All equipment for water treatment is imported from
USA. The pool deck is approx. 22 X 9.5 meters an contents an area of 115
m². It is arrounded as well as the terrace by solid marble balluster. 4.
Adjoining Buildings Description At the entrance to the real estate,
is a guard house located. It contents a guard room for the security guard on duty,
a bed room and a bath room. Beside the main building there is a garage for
two cars located which includes space for workshop and store. The rolling up garage
doors are imported from germany. On the backside of the garage is located
a small building which contents the room for the emergency generator, a bathroom
and lavatory for the maids and a laundry. Beside this is a special barbeque
place installed. In it's vicinity is a additional solid constructed building
with a area of approx. 65 m². It includes a complete flat for a family (living
room, kitchen, two bed rooms and lavatory) used in present case for the gardener
family. Additional there are three small rooms with seperate door each for maids
or other personal. 5. Miscellaneous The whole real
estate is located as above described at the sea shore (south east) on a clip which
is approx. 15 to 20 meters above sea level. On the one side of the lot is a flight
of steps down to the sea shore located. The whole area is fully landscaped
with beautiful plants and trees. It was filled up during construction with nearly
1000 m³ top soil. It is overlooking the Mindanao Sea, on the left
side to Bohol Island at that bay, where the Spanish first landed in Philippines.
On very clear days it is possible to see up to Mindanao Island. Very often it
is possible to see up to Camiguin Island, which is a volcano island in approx.
130 km distance. In front you can see the small island of Pamilacan. The
distance to Tagbilaran City, Capital of Bohol, where is the next Air Port and
Harbor and all shopping facilities is more or less 20 minutes by car. The
next international Air Port is Cebu City which you can reach within 20 minutes
by a daily fligth or within 1½ hours by speed boat ferry. |
